For the right price, we’d try to buy every property. Commonly, we underwrite over 100 properties before we put one under contract. Our strict guidelines around property type, market metrics, investor return and risk mitigation guide us as we underwrite potential properties and we strive to act quickly when we find a desirable property.
As General Partners, we invest our own capital along-side our Limited Partners to ensure our objectives are aligned. In future newsletters, we will share examples of properties that did not fit our business model and target returns for investors.

We are happy to share that in this hectic and competitive market, we were able to acquire two target properties in Q1 of this year. One is a 153 unit property Independence, MO and the other is a 100 unit property in Paducah, KY. Both properties met our investment strategy sweet-spots: below market, cash flow day 1, with strong value-add upside. Both locations are meeting or exceeding proforma and both have various interior and exterior capex investment projects that are underway. A BIG thanks to our investors!
